Partners Real Estate has secured the leasing assignment for the tallest building in downtown San Antonio.
The Houston-based firm will take over duties at Weston Centre, a 32-story office tower at 112 East Pecan Street, the San Antonio Business Journal reported. Leasing efforts will be led by Lindsey Tucker, Steve Garza and Amanda Powell.
Local firm Endura Advisory Group previously handled leasing.
The 500,000-square-foot tower’s owner is local landlord Graham Weston, the founder of Rackspace.com. and about 121,000 square feet is available. That would make it 24 percent vacant, which is higher than the marketwide rate of 18.8 percent, according to CBRE.
Partners Real Estate relocated its offices to the Weston Centre in 2023, which was a significant factor in accepting the new role as leasing agent, Tucker said.
The Weston Centre was constructed in 1988 and fully renovated in 2019. It is near the San Antonio River Walk, as well as dining, hotels and apartments. Amenities in the building include Commonwealth Coffeehouse & Bakery, a private social club with event space, a fitness center and a rooftop terrace lounge.
Major projects fueling the area’s expansion include the $46 million renovation of El Tropicano, the oldest hotel on the River Walk. A partnership between Trestle Studio, the Town Lake Company and Sopris Capital plans to revamp the property, preserving its mid-century style while improving its connection to the River Walk.
Additionally, Houston-based InnJoy Hospitality is investing $10 million to convert the former Nix Medical Center into apartments.
Partners has been focused on expanding its brokerage to the Southeast, including Atlanta, the Carolinas, Florida and Nashville. Recently the company hired two Atlanta brokers — Brooke Gothard and Shea Meddin — as part of its push into Atlanta’s office market.
