Texas’ third-largest public health system is expanding its footprint in San Antonio to accommodate the growing need for additional support staff. 

University Health, a public hospital district owned and operated by Bexar County, has acquired a 142,500-square-foot office building on San Antonio’s Northwest Side for $28 million, or $196 per square foot, the San Antonio Express News reported

The two-story property, at 6200 Northwest Parkway, was sold by Sentinel Net Lease, the Las Vegas-based firm led by Fred Lewis. Transwestern’s Russell Noll and Kelly Ralston represented Sentinel in the sale. 

The building will serve as office space for between 325 and 375 employees from human resources, payroll and other non-clinical departments, spokeswoman Elizabeth Allen said.

Given the building’s proximity to two of University Health’s other properties as well as the South Texas Medical Center, it will help reduce leased space and save money, Allen said.  

The building is currently occupied by UnitedHealth Group, but it plans to vacate the space later this year. University Health will then renovate the property before moving employees from other locations, including the Chisholm and Corporate Square office buildings and University Hospital.

The office will also support several future initiatives, such as expanding the hospital’s pharmacy management program as well as potential plans to set up a centralized pharmacy warehouse, a refill line and a sterile drug-processing center. San Antonio’s Northwest Side continues to attract significant interest due to its proximity to major medical centers, and it was the only submarket with a vacancy rate below 10 percent over the summer, according to Transwestern.
