Danny Signorelli is adding a new shopping district to his master-planned community in northeast Houston.
The Woodlands-based developer and CEO of the Signorelli Company is developing Marketplace, a 57-acre mixed-use center within the 1,400-acre Valley Ranch community in Porter, Bisnow reported.
The Valley Ranch Marketplace will bring 850,000 square feet of additional retail space to the community, adding to its existing 240-acre town center and complement a 60-acre entertainment district currently under construction.
The marketplace will be adjacent to the nearly 2,000 single-family homes and more than 500 multifamily units that make up Valley Ranch.
Houston-based Palo Duro Commercial Partners will handle leasing for the Town Center and Marketplace districts, totalling more than 2.3 million square feet.
The marketplace is expected to bring in fitness, new retailers, restaurants and some office space.
The community is about 30 miles northeast of downtown Houston. It’s situated along Grand Parkway, near the intersection with Interstate 69. The two roads see nearly 200,000 vehicles per day.
In 2023, Hope Media Group announced its plans to develop a three-story, 50,000-square-foot headquarters building within Valley Ranch. The headquarters is set to feature broadcast, podcast and video production studios, along with a café, a 200-seat auditorium and a rooftop patio.
Signorelli is also developing Austin Point, a 4,700-acre master-planned town near the intersection of Grand Parkway and Fort Bend Parkway in Rosenberg, which is about 33 miles southwest of downtown Houston.
The project will add 14,000 homes. About 1,600 acres will be dedicated to commercial development, creating 15 million square feet of apartments, retail, office and medical spaces.
