League City’s commercial landscape is set for a significant transformation as developers embark on projects within Johnson Development’s 870-acre Tuscan Lakes community, where fried chicken restaurant Bojangles is opening a location. 

Retail and office buildings are rising on a 10-acre corner lot at East League City Parkway and South Egret Bay Boulevard, the Houston Business Journal reported

Ashton Gray Development’s Shops at Tuscan Lakes, a retail center at 1357 East League City Parkway that will offer nearly 15,000 square feet of retail space, will serve as a landmark for the development.

The center already has several tenants lined up, including health and wellness center iCryo, as well as a donut shop, nail salon and pilates studio. Roughly 5,000 square feet are available for lease, including drive-thru space, according to Brett Levinson of Main Street Commercial Partners, which is marketing the property.

Adjacent to that development, a company called MPS Energy Group, where Sugar Land-based Faaiz Momin is a partner, is developing office condos called the Office Park at Tuscan Lakes, the outlet reported.

Spanning 6 acres, the office complex will include 11 office buildings totalling 61,000 square feet. The buildings will range from 5,200 to 6,240 square feet and include 48 units expected to sell for about $400,000.

Construction is expected to begin late next year and be completed in phases. 

Across from this development, Noble Merchant Properties is planning retail and office space, adding further momentum to the growing commercial hub surrounding League City Parkway.

Bojangles is expected to open its  3,300-square-foot store at League City Parkway and Egret Bay Boulevard in November, the Houston Chronicle reported.
