Target signs on at Stafford mixed-use megaproject 

The Grid adds major retailer to its 192-acre development

Stafford’s $500 million master-planned community, The Grid, hit the bullseye by signing its latest tenant. Target, the massive nationwide retailer, is planning to open its first store in the heart of the small township’s expansive development, marking a significant addition to the community’s shopping and entertainment options.

The store, which will be located at 12565 Arc Lane, will be next to the luxury apartment complex Arc at The Grid and will span more than 124,000 square feet, according to the Texas Department of Licensing and Regulation. It will join other notable tenants at the ambitious development including the metro’s first Costco Business Center and its first In-N-Out Burger. Full buildout for the Target store is expected for August 2025 and the total construction has an estimated $16 million price tag. 

The Grid is a 192-acre Class B project being developed by Dallas-based StreetLevel Investments through a joint venture with Provident Realty Advisors at the gateway of Fort Bend’s Innovation Corridor on U.S. 59 and West Airport Boulevard. It broke ground in 2018 and anchors the county’s plans to transform into a hub for tech and other business sectors.

The tract was previously home to Texas Instruments’ campus, which employed up to 5,000 and was a significant economic engine in the southwest region of Houston region before it relocated to Dallas and Sherman.

The area has seen increased growth since TI’s 2012 departure. It is the fourth fastest-growing county in the state, expanding from 585,000 in 2010 to an estimated 822,000 in 2020, according to the U.S. Census. In 2022, Fort Bend County — anchored by Sugar Land — was ranked the state’s second wealthiest county with a median household income of $100,000. 

The Grid is designed to be a live-work-play hub of more than 750,000 square feet of repurposed buildings as well as 500,000 square feet of office space. It includes hospitality services, pop-up shops, eateries as well as 2,400 residential units. 

The heart of the project, Grid Center, incorporates existing components of the site’s industrial architecture to create a walkable and bikeable urban-style environment. Kelsey-Seybold, the Houston-based multispecialty clinic, is the most recent addition to the master-planned community. It opened doors to its first Stafford-based clinic at the beginning of 2023.
