Ranking Houston’s top 10 home sales in September

Memorial and Tanglewood neighborhoods dominate the list of priciest deals

Houston’s Memorial and Tanglewood neighborhoods dominated the top ten list of priciest homes sold in Greater Houston in September.

The two most expensive homes sold in the Houston metro last month were once owned by two former Bayou City sports legends.

The top deal was for the $7.99 million sale of former Texans star defensive end Mario Williams’ Mediterranean-inspired mansion in Memorial’s Sherwood Forest subdivision.

The second most expensive home sold was former Houston Rocket star and NBA Basketball Hall of Famer Tracy McGrady‘s estate in the southwest suburb of Sugar Land, which sold for $6.9 million — though that was a nearly 14 percent discount from its original ask when McGrady first listed it last year.

Memorial, which had three homes rank in the top five sales, has the largest collection of mansions in the Bayou City and could set the record for the most expensive home ever sold in Houston if Colleen Holthouse-Romanov’s nine-acre The Lodge at Hunters Creek Village fetches its eye-popping $60 million ask.

Despite economic headwinds, high-end deals are still happening in Houston’s luxury real estate market — though some buyers are getting significant discounts.

The Houston market continues to be a bright spot for Compass. The beleaguered realtor had three listings in the top five and four overall in the top 10 rankings. Martha Turner Sotheby’s had two listings, while Douglas Elliman, Greenwood King, Nextgen Real Estate Properties, each had one listing in the top 10.

Built in 2006, the 12,900-square-foot Mediterranean-inspired Memorial mansion sold by former Texans star defensive end Mario Williams sits on a 1.4-acre lot in Sherwood Forest. The home has five bedrooms, with five full bathrooms and five half-baths, and comes with a climate-controlled wine room, a 9-car garage, and a home theater with stadium seating. The primary bedroom has a 360-degree dressing room and his-and-hers custom closets. Williams, who hosted many parties at the home, had a resort-style pool built with a swim-up bar, cascading waterfalls, a jacuzzi, a slide and fire pit areas. The home also offers a third-story flex-space and a self-contained guest apartment. Krista Mcgowen of Nextgen Real Estate Properties was the listing and sales agent.

Former Houston Rocket star and NBA Basketball Hall of Famer Tracy McGrady originally listed his 24,000-square-foot mansion in Sugar Land’s gated Sweet Water subdivision for $8 million in November 2021. The nine-bedroom mansionsits on a two-acre corner lot right off the Sweetwater Country Club’s golf course. The home also has eight full bathrooms, four half-baths, and a six-car garage. Other amenities include an elevator, custom walk-in closets, a breakfast bar and a butler area. On the grounds is a full-court basketball gym with a bath and spa room, a full guest house with a kitchen and bath, and even a barber shop. There’s also a custom pool with a slide. Clevell Harris of CA Modern Realty was the listing agent. Jay Patel of New Trends Realty represented the buyer.

The Mediterranean-meets-modernist home formerly owned by plastics entrepreneur Kevin Stolle sits on a 1.3-acre lot near Houston’s Memorial Park, the Bayou City’s answer to New York’s Central Park. The 7,500-square-foot home has four bedrooms, three bathrooms and two half-baths and features floor-to-ceiling windows overlooking terraced gardens, a swimming pool and a natural wooded backdrop provided by Memorial Park’s bird sanctuary. Other amenities include a climate-controlled wine vault, multi-level study and library, gourmet kitchen, game room, home generator, and a three-car garage. Compass agent Laura Sweeney had the listing. The buyer was represented by a non-MLS listed agent.

The chef’s kitchen has Calacatta Gold marble countertops and the catering kitchen has a wet bar and a wine room. Upstairs is the primary suite with a private sitting room, walk-in closet, oversized wet room with a frameless glass door and a freestanding tub. Other amenities include a second-floor living and game room, a turfed backyard with a summer kitchen, a covered patio, a pool and spa, and three-car garage. Compass agent Marnie Greenwood had the listing. The buyer was represented by Robin Tucker of Martha Turner Sotheby’s.

The home’s amenities include a den overlooking an outdoor pool area, a chef’s kitchen with an oversized island area, an oversized breakfast area and a media room. Compass agent Mike Mahlstedt had the listing, while Compass agent Jessica Frith-Koch represented the buyer.
