With a $1 billion mixed-use transit-oriented project in the works, Carrollton is on its way to transforming from a suburban bedroom community to a full-fledged city.
A 25-acre development will include office space, retail and multifamily and is adjacent to the Dallas Area Rapid Transit Trinity Mills Station. Atlanta-based developer the Integral Group started construction in December on the project’s first apartment complex, Eviva Trinity Mills, the Dallas Business Journal reported.
The five-story building will include 11,000 square feet of ground-level retail and more than 430 apartments. The price tag is $101 million, or almost $235,000 per apartment unit.
The overall project will also include a six-story, 135,000-square-foot office building expected to be delivered in 2025. A hotel and more apartments are also planned.
Early last year, a 3-acre public esplanade was completed. The project was a partnership between the city of Carrollton, DART, the Integral Group, Koa Partners and Artemis Real Estate Partners. It is intended to be a “catalyst project” that spurs further development, said Ravi Shah, the city’s urban development director.

Trinity Mills Station connects Carrollton to the rest of North Texas via the DART Green line and the Denton County Transportation Authority train. By 2026, DART’s Silver Line will connect the stop to Dallas-Fort Worth International Airport. The location also provides easy access to State Highway 121, I-635 and the Dallas North Tollway.
The site of the project is adjacent to two recently revitalized shopping centers: Carrollton Town Center and the Korean Mall shopping center. Both were updated through a city grant program.
This Trinity Mills Station development is part of a decades-long play to increase connectivity between Carrollton and the rest of the metroplex. It started in 2003 when the city purchased 16 acres for future development along Dickerson Parkway. DART and the city of Carrollton began infrastructure improvements at the site in 2021.
