Massive Firefly Park could start first phase of construction; Blue Star Land has mixed-use plans for 12 acres near The Star

Mixed-use developments by Blue Star Land and Wilks Development in Frisco are moving forward.

The 217-acre Firefly Park and a neighboring 11.9-acre development proposed by Jerry Jones’ Blue Star Land could receive key approvals this week to start construction, the Dallas Business Journal reported

Wilks Development’s Firefly Park, at the intersection of U.S. 380 and Dallas North Tollway, is one of the largest developments in Frisco. It’s just down the road from the $520 million Omni PGA Frisco Resort and PGA of America Headquarters, which is spurring significant development in the region.

Wilks plans to start construction on the hotel and office building, a parking garage, and a plaza at the southeast corner of Brixley Boulevard and Breezeway Boulevard. The development has been in the works since 2015 and is gaining momentum after the city began infrastructure construction in April. 

When complete, the development will feature 3 million square feet of office space, 400,000 square feet of retail, 1,200 hotel keys, 1,970 apartments, 230 townhomes and a 45-acre park.

Meanwhile, Blue Star Land is proposing a project near The Star at Frisco, a mixed-use district housing the Dallas Cowboys’ headquarters. This development will include 158 multifamily units, a hotel, office buildings and parking garages. 

Frisco’s population is growing quickly. The city added more than 18,000 residents between 2020 and 2023. And its real estate market remains one of the fastest-growing in Texas. 

Other major developments in the city include the upcoming Universal Studios theme park, the Hall Group’s $7 billion Hall Park project, and JVP Management’s $3 billion megadevelopment, The Mix.
