Crow Holdings is about to kick off the third phase of Frisco’s Brinkmann Ranch development.

The latest chapter of the project will include eight three-story multifamily buildings by the Dallas real estate heavy hitter. The 470,000-square-foot development will feature 355 units; it is expected to cost $64 million, according to a state filing. That’s over $180,000 per unit.

Construction will start this fall and be completed in October 2026. The design firm is Plano-based HLR Architects. 

The apartment community will be located at Coit Road and Eldorado Parkway. 

Brinkmann Ranch is a 5,000-acre swath of land in Frisco and one of the city’s few remaining undeveloped areas. The television series Dallas used some of the property for filming in the 1970s. 

In 2015, Landon Development purchased 200 acres of the property to build its Lexington Country community, which has about 1,100 homes. Landon Development purchased more than 600 acres of the ranch in 2020 with plans to build a $1 billion mixed-use community.

In April, Frisco’s third Tom Thumb opened in the historic ranch’s first shopping center, Lexington Village. 

Much of the city’s recent development has been spurred by the highly anticipated $520 million Omni PGA Resort, which is located in north Frisco off of University Drive. 

The area will soon be home to The Mix, a $3 billion mixed-use project from JVP Management; Firefly Park, a 242-acre mixed-use project from Fort Worth-based Wilks Development and Frisco Economic Development Corporation; and Hall Park, a $7 billion development to include 15 buildings. 

City Manager Wes Pierson said in July 2023 that the city could be less than 20 years from being fully built-out, Community Impact reported. At the time, the city had reached 81 percent build-out. 

Frisco is located about 30 miles north of downtown Dallas. It has a population of almost 220,000 people. It added nearly 20,000 new residents between 2020 and 2023, according to the Texas Demographic Center. 

Crow Holdings was the residential counterpart of Trammell Crow Company until CBRE bought Trammell Crow Company in 2006. Crow family scion Harlan Crow is the chairman of Crow Holdings, which includes Trammell Crow Residential, Crow Holdings Capital, Crow Holdings Industrial and Crow Holdings Office.
