Homebuilding giant Lennar wants to bring hundreds of homes to a suburb south of Dallas. 

The Texas subsidiary of the Miami-based firm will soon start construction on Addison Hills, a 246-home community in Cedar Hill, the Dallas Morning News reported, citing a filing with the Texas Department of Licensing and Regulation.

Most of the single-family dwellings will span at least 2,000 square feet, while a tenth of them could have floor plans as small as 1,440 square feet. The community will have nearly 12 acres of open space. Richardson-based Barraza Consulting Group has been tapped as the designer for land development work.

The 69-acre site, near the border of Dallas and Ellis counties, is about 3 miles south of Belt Line Road on South Duncanville Road. An affiliate of Canadian investment firm Trez Capital bought the land in 2022, the outlet said. Trez struck an agreement with Lennar later that year, allowing it to purchase lots for Addison Hills.

While most developers are flocking to the north Dallas suburbs of Collin County, a handful of notable projects have been delivered or are in the pipeline in areas south of Dallas. Shannon Livingston’s RREAF Communities, for instance, is spearheading a 3,000-acre development in Ellis County that’s set to include 8,500 single-family homes, 3,000 rental homes, apartments, commercial buildings and a beach.

Dallas Cowboys owner Jerry Jones’ Blue Star Land started construction last year on a 638,000-square-foot industrial complex on a 120-acre tract in Waxahachie, about 30 miles south of Dallas. That $29 million project is slated for completion this summer. 

Google is planning a $600 million data center in Red Oak. It will be the tech giant’s second data center in Texas; the first is in Midlothian, roughly 20 miles southwest of Red Oak.
