False start: Hines quietly planning apartments in Dallas’ Victory Park

Briefly released renderings showed 23-story high-rise on developer’s vacant lot

A Houston heavyweight is low-key plotting its next apartment high-rise in Dallas’ Victory Park megadevelopment. 

Hines, led by the father-daughter duo of Jeffrey Hines and Laura Hines-Pierce, could build a 23-story apartment tower and an 8-story mid-rise building on a vacant site it owns next to the One Victory Park office tower, the Dallas Morning News reported

Architecture firm Munoz + Albin — which also designed Hines’ 40-story Victor apartments, the tallest building in Victory Park — recently released renderings of the project called Aire. 

“It will be an important addition to the already vibrant area, filling in one of the last remaining lots in the district,” Munoz + Albin said on its website. “The tower has remarkable Dallas skyline views and unrestricted views to the Trinity River Park open space corridor.”

However, the architecture firm later removed a description of the project from its website, and Hines officials said that it’s premature to discuss plans for the site. But Munoz + Albin did say that designs for the Aire project follow “the popularity and success of The Victor,” the outlet reported.

The Victor, located across the street from the American Airlines Center, where the Dallas Mavericks and Dallas Stars play, has 344 luxury units and ground-floor retail space. 

Hines is one of the titans of Houston real estate, but is emerging in Dallas-Fort Worth.In Dallas’ Uptown neighborhood, the firm is building a 22-story, 345-unit apartment tower called Maple Terrace.

Hines is also at the helm of several large projects just outside the Big D, including a 420,000-square-foot spec warehouse development in Wilmer and 240,000-square-foot business park in Lewisville.
