AMLI to replace ’70s office complex with 419-unit resi

Chicago-based AMLI Residential bought the office park for the sole purpose of residential redevelopment

Colonial-revival office buildings are out; apartment amenities are in.

A ’70s-era office complex just north of Dallas will be turned into a sprawling residential development.

Addison City Council has approved plans for a 419-unit rental community to replace The Office in the Park. The offices were built in the 1970s, according to the Dallas Morning News.

The commercial property is part of a nearly 14-acre tract on Midway Road, which AMLI Residential bought for the purpose of redevelopment into apartments.
The firm’s latest development in Addison is expected to cost over $100 million.

Plans call for three- to five-story apartment buildings, plus more than 40 townhomes and a 563-space parking garage. The site will also include 3 acres of open space along the west side of the project, according to the DMN.

The residential development will replace a two-story office building, where rents cost $15 to $21 per square foot, according to commercialcafe.com. The Class B office building spans less than 200,000 square feet and sits on a huge piece of land.

The Chicago-based apartment builder is also behind the AMLI Fountain Place. When that downtown Dallas tower opened in 2020, it was the tallest addition to the skyline since 1987, the newspaper reports. It has 46 floors.

Addison numbers among the many northern Dallas suburbs that have become increasingly popular with developers betting on the Metroplex’s outward growth.
