The planned Silver Line rapid transit extension across Dallas-Fort Worth’s northern suburbs is driving a major development to tweak its footprint.
Billingsley Co. is seeking to expand its 1,000-acre Cypress Waters development by 151 acres to catch future Silver line commuters, the Dallas Morning News reports.
The DART’s Silver Line will run through the metroplex’s northern suburbs from Grapevine to Plano with a connection to the DFW Airport. The 26-mile rail line — also called the “Cotton Belt Route” — is scheduled to open in 2024.
Cypress Waters — which has been under development for more than a decade — currently occupies a 1,000-acre site surrounded by Irving and Coppell but sits mostly within the Dallas city limits. The request filed by the Dallas-based developer would add 151 acres between North Lake and the proposed Cypress Waters DART station.
“The purpose of the request is to permit the development of a mixed-use district with residential, commercial and office uses,” according to the city zoning documents. If successful, the Cypress Waters development will be off the first Silver Line transit stop east from the airport.
“Currently, the development comprises approximately 85 acres of residential uses, 48 acres of office uses, 3 acres of retail uses, 82 acres of parking uses and 34 institutional/public school use,” according to the city of Dallas. “The remaining acreage is undeveloped or agricultural uses.”
The developer reportedly has preliminary plans for a hotel and meeting facilities on the lake near the DART station.
“It’s huge for us,” developer Lucy Billingsley said in a recent interview. “Because of the Silver Line, we have been able to expand our office footprint by at least 2 million square feet.”
