A momentary lag in Austin luxury home listings didn’t stop one of this year’s priciest offerings from landing on the scene last week. 

An 11,000-square-foot mansion asking nearly $15 million hit the market near Bee Cave last Wednesday, coming out to about $1,332 per square foot. 

On 4.4 acres in the Spanish Oaks gated community, the home at 4816 Pecan Chase offers six bedrooms and a dual primary suite, along with a six-car garage and motor court. Highlights include a zero-edge infinity pool with spa and fire pit, pickleball court, home theater, cigar lounge and a wellness area with cold plunge and gym. Compass agents Kelly Ilse and Tracy Tutor have the listing.

Another ultra-luxury listing, a $19 million estate on the Colorado River that hit the market last month, is also among the most-expensive listings in Austin so far this year. Luxury home sales and listings have steadily ticked upward since the start of the year. 

But last week brought a dip in sales volume and new active listings ahead of the Easter weekend, according to the latest Eklund Gomes luxury report.

Five contracts were signed last week for homes last listed over $2 million, four less than the week prior. Total volume — largely buoyed by a $9 million deal for another Spanish Oaks home — was $19 million, down $11 million. The deals averaged $670 per square foot, a 3 percent decrease from the previous week, and their average days on market increased from 59 to 76. 

That $9 million Spanish Oaks home spans 10,000 square feet. The cliffside mansion had been on the market since October, last asking $887 per square foot for six bedrooms, a private gym, home theater and 14-foot ceilings on 1.6 acres. Peyton Thompson of The Agency Austin had the listing. 

The other four deals closed for homes in Barton Hills, Spanish Oaks, Edgewood and Mount Bonnell; they ranged from $2.3 to $2.9 million.

Active listings over $2 million increased, with 36 new listings for a total of 546, but the increase was less than 54 new listings the week before, the report said.

In addition to the $15 million Pecan Chase offering, a home asking $6.35 million hit the market last week at 2305 Manana Street in Manana West with four bedrooms and a private boat slip with Lake Austin access. It comes out to about $1,683 per square foot spanning 3,774 square feet. Keller Williams Realty agent Sheri Miller has the listing.
