  • The Austin luxury market is showing signs of recovery. Million-dollar deals are increasing, and homes are selling faster.

  • The average days on the market for these homes decreased from 117 to 54 days over the past three weeks.

Million-dollar deals are on the rise in the Austin market, and luxury homes aren’t lingering like they used to.

A modern mansion hit the market last week, asking $9.9 million near Barton Creek.

The 9,600-square-foot, five-bedroom home at 4901 Mirador Drive comes with a gym, infinity pool and home theater. Compass agent Anthea Chlebek has the listing, which is asking $1,030 per square foot.

Austin’s luxury residential market is slowly picking up — last week, 33 homes over $2 million hit the market, equal to the week before, for 328 active luxury listings, according to the latest Eklund Gomes luxury report.

Luxury home sales increased last week: total deal volume was $24.6 million for eight contracts on homes over $2 million from Feb. 3 to Feb. 9, up $2.6 million from the week prior, the report said.

Total days on market for deals also shortened; they had dropped from 117 to 77 days two weeks ago, and again to 54 days last week.

Tarrytown continues attracting luxury buyers, where the two highest-priced deals were made, including $4.5 million for a Spanish-style home at 2603 Oakdale Court. Two of six deals for luxury single-family homes were in that neighborhood the week before, too.

The home on Oakdale Court spans 4,350 square feet on about half an acre. Built in 1953, it has five bedrooms and a pool, asking about $1,035 per square foot. Leslie Davenport of Gottesman Residential Real Estate has the listing.

At 1605 Northwood Road, a deal was made for an Old Austin colonial, built in 1941 and asking $3.75 million. It has four bedrooms, with the dining room, kitchen and primary suite on the main floor. A guest house includes a kitchen, office, wet bar and a two-car garage. Spanning about 5,160 square feet on less than a half acre, it’s asking about $725 per square foot, listed by Anders Realty & Mortgage Group’s Andi Anders.

The other six deals all landed west of Lake Austin: three around Westlake Hills, one in Seven Oaks, another in Barton Creek and the last in Serene Hills, west of Bee Cave. They ranged from about $2.2 million to $3.25 million.
