Austin’s luxury resi scene recovered from a brutal start to July, notching $33.5 million in contracts last week. 

Agents sold 11 single-family homes and two condos, according to the Eklund Gomes Austin Luxury Report, which tracks signed contracts last asking $2 million or more. The 13 contracts easily topped the prior week’s three deals.

The homes averaged a last asking price of $654 per square foot, down 16 percent week over week. The two condos, meanwhile, averaged $419 per square foot. 

A Barton Creek home that backs up onto a golf course secured the top spot on the list. 4816 Amarra Drive last asked $4.45 million, or $996 per square foot. It sits on 0.81 acre and spans 4,500 square feet. 

Compass’ Beth Drewett had the listing. The home spent two weeks on the market and didn’t endure any price cuts, according to property records. 

An ultra-modern home with a blocky white facade nabbed the second spot on the list. 2706 Townes Lane last asked $3.15 million, or $825 per square foot. The Tarrytown home sans 3,800 square feet on just under a quarter of an acre. It includes five bedrooms and 4.5 bathrooms.

Leah Petri of Moreland Properties had the listing. The home listed in September asking just under $3.6 million, before being removed in November and re-listed in April. 

Rounding out the top three was a two-home compound at 1501 Hillmont Street. The property, which includes a two-floor main home and single-floor guest house, last asked $2.85 million. It includes four bedrooms and 3.5 bathrooms across 3,000 square feet. The quarter-acre lot in Zilker has a clear view of the downtown skyline.

Beth Carter and Stephanie Quirk of Compass had the listing. It spent about two weeks on the market without any price cuts. The owners had previously listed it for rent at a rate of $13,000 per month. 

While it didn’t crack the top three, the penthouse condo at Towers of Town Lake last asked $2.5 million, a significant sum in a city whose buyers lean heavily toward single-family houses. The 6,260-square-foot unit comes with a wood-burning fireplace and a private elevator.
