Austin’s most expensive listings leaned into lake access, Mediterranean vibes

In Austin, the money follows the water.

The highest-priced signed contracts last week often promised buyers waterfront access, according to the Eklund Gomes Austin Luxury Report. The report tracks new signed contracts that last asked above $2 million. Last week, there were 12 signed contracts, up two from the week before. 

The homes last asked a combined $35.8 million, up $7.2 million from last week’s total. As usual, single-family homes dominated the rankings, accounting for 10 of the 12 contracts. The homes asked an average of $649 per square foot, down 5 percent from the previous week. Meanwhile, days on market jumped 59 days to 124 days. 

At the top of the list was 204 Bella Vista Cove, which last asked $3.99 million. The six bedroom, six bathroom mansion spans 7,800 square feet. The price is $512 per square foot. It sits on 1.24 acres well west of downtown Austin in the Costa Bella neighborhood. One of the property’s main selling points is its Lake Travis access. 

An infinity pool overlooks the water, and the home comes with a boat slip as well. Kristi Larkam of Compass had the listing. 

For slightly less money, 1304 Bouldin Avenue brought a Mediterranean feel to the list. Ringing in at $3.95 million, the property features 15 bedrooms and 10 full bathrooms spread across several buildings, all forming a compound around a swimming pool. The property could be used either as a home or a rental play, according to the listing.

It sits on just over a quarter of an acre in the Bouldin Creek neighborhood, just south of downtown. Together, the buildings cover 6,400 square feet, and the price is $617 per square foot. Clay Byrne of Keller Williams Byrne Real Estate Group had the listing. 

Closing out the top three was 9604 Veletta Place. The 5,660-square-foot home last asked $3.7 million and includes 5 bedrooms and four full bathrooms. It sits on 0.74 acres in the tony Barton Creek neighborhood, and the price is $653 per square foot.

The listing offered 1 percent back on the purchase price with the use of a preferred lender. Wendy Papasan of Keller Williams had the listing. 

While Austin’s condo market is generally focused downtown, last week’s top condo sale was also a waterfront listing. 

1500 Scenic Drive Unit 304 last asked $2.5 million. The 1,140-square-foot property is in the Lakehouse, a waterfront condo development in Tarrytown with Lake Austin boat slips. The condo has two bedrooms and two bathrooms. The price is $2,187 per square foot, and Kumara Wilcoxon of Sotheby’s International Realty had the listing.
