Add another industrial project to Austin suburb Leander’s loaded development pipeline.

Leander City Council greenlit Albuquerque-based Titan Development’s $84 million proposal to build up to 1.3 million square feet of industrial space on 115 acres, over the next 12 years, the Austin Business Journal reported

Located at the northeast corner of Hero Way and County Road 270, it gained approval on March 21, along with several agreements, including up to $3.5 million in incentives. 

Planned in three phases, the project aims to deliver 200,000 square feet by 2029, reaching 400,000 square feet by 2032 and 700,000 square feet by 2035. Full buildout to 1.3 million square feet is anticipated by 2036. 

Despite Leander’s rapid growth in recent years, the area has been lacking in Class A industrial space, said Joe Iannacone, Titan’s Austin-based partner. The project, near U.S. Highway 183, is surrounded by a highly skilled labor pool, he said.

Titan is spearheading several other projects in the north Austin suburbs, including the 146-acre Northpark35 and the 114-acre Gateway35 in Georgetown, as well as the 188-acre MegaTech Center in Hutto, where it has already delivered the 170-acre Innovation Business Park. The firm is also at the helm of a 45-acre project in Lockhart, south of Austin.

Elsewhere in Leander, Mississippi-based EastGroup Properties recently filed plans to build a 600,000-square-foot warehouse complex at 500 Heritage Grove. EastGroup is one of several industrial developers bullish on the booming north suburbs, as it’s also embarking on a $10 million, 128,700-square-foot spec warehouse complex in nearby Round Rock. 

Industrial real estate development has brought thousands of jobs to the outskirts of Austin, with tenants including CelLink Corporation, ZT Systems, Texas Speed & Performance, Valex Corporation, Aeronet, Paradigm Manufacturing and Factory Builders Stores.

Leander is offering the $3.5 million reimbursements for roadway improvements that are needed to develop the site. The city estimates the project could result in $18.5 billion in tax and utility revenues in 10 years after it’s completed.
