A top-20 employer in Austin is expanding its footprint on Lady Bird Lake.

Oracle filed plans to build a third office building at its headquarters on South Lakeshore Boulevard just south of the central business district, the Austin Business Journal reports

The filings detail a 287,500-square-foot office to be built at 1301 Tinnin Ford Road. They also mention that Oracle could add a 250-key hotel, conference space, a gym and an event center. 

There are 970,750 square feet of office space, two multifamily buildings and parking on the property. The plot of land used to house the Town Lake Village Condos, which Oracle bought for a reported $43 million in 2021. It received permission to demolish those apartments last year.

The zoning request could take months to reach the city council, Oracle’s land use attorney told the Austin American-Statesman.

The company owns about 50 acres on South Lakeshore Boulevard and employs an estimated 2,800 people in Austin. It has said the headquarters could expand to be used by 10,000 workers. 

Oracle previously proposed a land swap with the city, offering 48 acres on the Colorado River in exchange for nine acres at 2525 South Lakeshore Boulevard, which currently houses the Parks and Recreation Department’s Central Maintenance Facility.

Office construction has remained busy in Texas metros, even as their workplaces face the highest vacancy rates in recent history. Occupancy metrics suggest that newer offices are struggling somewhat less than older buildings, however, several high-profile subleases such as Meta’s at Sixth and Guadalupe have left some of Austin’s newest workplaces empty.
