Texas-based investment firm Presidium is developing a 358-unit luxury multifamily complex in Northeast Austin’s Tech Ridge Corridor that raises the bar in eco-friendly development.

Presidium Tech Ridge, at 12212 Tech Ridge Boulevard, will be built for an estimated $50 million, according to a Texas Department of Licensing and Regulation filing. That’s almost $140,000 per unit. Presidium announced the four-story, multi-building, luxury complex will be complete in late 2023.

Dallas-based Humphreys and Partners Architects will design the complex that includes amenities such as a private pool with cabanas, dog parks, a game room, a theater lounge, a golf simulator, a fitness center, a yoga studio and a fully equipped business center.

The apartments will also incorporate smart technology such as keyless entry doors and thermostats with Alexa, which can be accessed through a smartphone app. Environmentally-conscious features such as thermal-efficient windows, electric vehicle charging stations, energy-efficient appliances and green building operations are part of the plan. A centralized water heating system that will save up to 40 percent in energy consumption compared to traditional heating methods will also be incorporated, Presidium stated.

The company gained approval from the city to situate the complex along a spring-fed creek that runs through 5 acres of dedicated parkland, including a quarter-acre dog park.

Presidium is looking to take advantage of the tech-based workforce that has flooded Northeast and Southeast Austin in recent years. Companies such as Dell, General Motors and Samsung have established headquarters in the area that has been dubbed the Tech Ridge Corridor of Texas.

Presidium Tech Ridge will be located less than 3 miles down the road from Samsung’s manufacturing plant and only 1 mile from Dell’s office complex. Tesla’s giga-factory is also located only 17 miles to the south.
“Presidium Tech Ridge will successfully meet the lifestyle needs of the area’s dynamic and innovative demographic,” Mattiza said.
