Trammell Crow plans 20-story apartments in the Domain

Major commercial developer goes the residential route in hot northern Austin neighborhood

As the Domain grows into one of Austin’s busiest neighborhoods, Trammell Crow is getting in on the action.

The Dallas-based developer’s subsidiary High Street Residential filed plans to build a 20-story apartment building at 10711 Burnet Road in the Domain in northern Austin. In total, the building will span 700,000 square feet. While the filings do not include a unit count, Towers has previously reported that it will include 416 apartments. The project’s estimated cost is $145 million, according to the filing. While details about the project are limited — no renderings are yet available — it will include a fitness center, amenity deck and clubroom on the fifth floor.

Construction is slated to start in April and run through April 2025. Minneapolis-based architecture firm ESG designed the building, which will rise on a two-acre site that currently contains a small office building and parking lot. It will sit just north of Q2 Stadium, the soccer pitch home to Austin FC.

Trammell Crow is the developer behind some of Austin’s most iconic buildings, including the sail-shaped Block 185 and the Indeed Tower downtown. In all, the firm’s Austin portfolio spans some 7.5 million square feet.

The Domain has become one of the densest areas for new development in Austin, with major investors including Endeavor Real Estate, Simon Property, Cousins and Brandywine all planting their flags there. But rising interest rates and continuing worries over the return to office work have chilled some plans for growth: In October, Kilroy halted plans to build a 490,000-square-foot office tower next to Q2 Stadium.
