Hines heads to Austin with heavy timber

T3 Eastside first of its kind in for Houston firm in Texas capital

Hines is building its first residential project using heavy timber in Texas’ capital city.

The Houston-based international real estate firm broke ground on T3 Eastside in Austin, marking the beginning of construction for the building at 1200 East Fourth Street in the city’s East Cesar Chavez neighborhood. The building will have 15 loft-style residential units totaling 9,200 square feet and 93,000 square feet of Class-A office space.

It’s the first project with a residential component that Hines has built entirely of sustainably sourced wood. T3, which stands for “timber, transit and technology,” is a Hines proprietary mass-timber product.

Modern timber buildings are becoming increasingly common across the United States and Canada in response to increased demand for environmentally responsible construction and buildings that meet the health and wellness needs of occupants.

For similar reasons, T3 Eastside’s common amenities will include work collaboration and conference spaces, a rooftop patio, private tenant outdoor balconies, a fitness center, secured bike storage, and end-of-trip facilities. The building’s systems will be designed to minimize physical touch points and include HVAC systems with air filtration systems.

DLR Group is design architect and interior designer of common areas on T3 Eastside. TGB is the landscape architect, and Harvey Cleary is the general contractor. Amegy is providing construction and financing, and JLL is handling leasing.

Hines has been expanding its presence in Austin with such projects as The Mirador, Four Seasons Private Residences Lake Austin, Lakeside at Tessera on Lake Travis, Residences at Wolf Lake and The Retreat at Easton Park.
