Builders can buy whole 99 acres or chunks of site that straddles Hays, Caldwell counties

A massive development site that straddles Hays and Caldwell counties could feature more than 500 homes, signaling a major growth spurt for an area between two of the Texas Triangle’s major metro markets.

The neighborhood, called Misty Farms, will span 99 acres south of  Austin and north of San Antonio. It  is envisioned around the intersection of Misty Lane and Farmers Road, just off State Highway 21, near growing towns such as Kyle and San Marcos, the Austin Business Journal reported

The property, owned by Maxwell Farms Partners, is being marketed by La Tierra Realty.

Posective homebuilders will have the option to buy specific portions of the site or the entire property, according to La Tierra broker Trevor McManis. The project is set to include 554 lots and cost an estimated $21.3 million, equating to $38,404 per lot. Construction could start by the second quarter of 2024

Misty Farms will comprise 392 40-foot-wide lots, while the remaining lots will range between 50 and 60 feet. The property is located under the jurisdictions of the City of  San Marcos and Caldwell County, and it falls within the Lockhart Independent School District.

To accommodate the development, the existing waterline on Misty Lane would need to be extended by roughly 3,200 feet, the outlet said.

Misty Farms’ arrival coincides with the area’s booming population growth. Caldwell County’s population surged from about 38,000 in 2010 to nearly 48,000 in 2022, while Hays County grew from 157,100 to 269,200 during that stretch, according to the U.S. Census Bureau.

As new residents flock to the area, developers are looking to seize the opportunity. A venture of Cayetano Development and Haney Park plans to build thousands of homes in the region across two developments, roughly 15 miles apart. NewQuest Properties wants to build a $204 million “lifestyle center” in Kyle, where Ari Rastegar is also embarking on a 318-acre mixed-use development.
