Austin’s suburban growth continues to explode, especially in the megaregion between Austin and San Antonio.

Austin-based Cayetano Development and Haney Park LLC want to build large residential communities in tiny towns in Caldwell and Hays counties, roughly 15 miles apart, the Austin Business Journal reported

Cayetano, led by CEO Kyndel Bennett, has proposed a 1,649-home subdivision, called Luna Rosa, on 688 acres in Caldwell County. The site is at 3680 Lytton Lane in Dale, about 32 miles southeast of Austin. Luna Rosa is set to include 36 limited commercial lots, along with single-family homes. It would be developed in six phases with quarter-acre minimum lot sizes.

The 245-acre Haney Project project, meanwhile, is slated for 1,185 homes, three commercial lots and an 18-acre lot reserved for multifamily development in Hays County. The development site is in an unincorporated community called Uhland, between Cotton Gin and High roads and near the booming south Austin suburb of Kyle.

Haney Park, which has already received county approval, is set to be built in five phases, starting in 2025 and scheduled for completion in 2033, the outlet said.

Hays and Caldwell county commissioners approved development agreements for the neighborhoods.

The region experienced seismic growth over the past decade. Hays County’s population rose from 157,107 in 2010 to an estimated 269,225 in July 2022, according to the U.S. Census Bureau. It was deemed the fastest-growing county of its size in the United States from 2010 to 2020, according to Census data.
