Three glamorous Uptown office projects

While clouds gather over commercial real estate, it’s always sunny in this Dallas market

While you can toss a stone anywhere in the Metroplex and hit a new multifamily project, $100-plus million dollar office developments are prevalent in Uptown, whose alluring Class AA amenities in turn feed demand for luxury condos and apartments. Besides the Quad, here’s a look at office-based projects headed to Uptown.

23Springs

Located off Cedar Springs Road and Maple Avenue, 23Springs by Granite Properties will be the largest office buildings in Uptown and is set to be delivered in 2025. The development will include a 26-story, 626,000-square-foot Class AA office building, six stories of underground parking and separate one- and two-story buildings for restaurants.

The 27-story high rise planned at the corner of McKinney and Maple avenues is one of the largest in the city, but as of this year, the project is indefinitely delayed. Commercial giant CBRE had planned to move its headquarters to the new building but instead has leased offices at 2121 Pearl Street, also in Uptown. The $200 million project consists of 670,000 square feet of offices, 15,000 square feet of retail and an underground parking garage.

2702 McKinney Avenue

The 19-story, 386,000-square-foot building on McKinney Avenue at the corner of Boll Street will have office, residential and retail space. Endeavor purchased the property in 2019, with the site currently occupied by several small retail and commercial buildings. Endeavor’s new building will have 290 residential units, almost 60,000 square feet of office space and 15,000 square feet of retail. The project, designed by Dallas-based architect HKS, has a budget of more than $121 million and is set to open in 2025.
