Knox Street tower project gets final approval from Dallas City Council

The mixed-use development project will be headed by Dallas-based Trammell Crow, and include a luxury hotel

Dallas-based developer Trammell Crow has won approval for one of the city’s biggest proposed developments.

CBRE’s Trammell Crow is working with Austin tech billionaire Michael Dell’s investment firm to build several high-rises on Knox Street just east of Highland Park, according to the Dallas Morning News.

The four-acre project will include luxury residential units, a 100-room boutique hotel, retail space, offices, and a new park, according to the publication.

The Dallas City Council gave unanimous approval for the high-rise project, which would be the tallest building on Travis Street at about 18 floors and boast several luxury condominiums. Construction on the project is expected to begin in the second half of 2022 and be fully delivered in early 2025.

Two other buildings in the project would include more residential space, offices, and retail space on the lower floors, and the hotel will be managed by Hotelier Auberge Resorts Collection.

Trammell Crow’s High Street Residential, Dell’s MSD Capital, Dallas’ The Retail Connection, and the managers of Highland Park Village are working together on the mixed-use development, which would be built on properties MSD Capital purchased almost five years ago along Knox Street.

The high-rise complex will be the largest of several new projects along Knox Street, which stretches for four blocks west of North Central Expressway. The demand for office space and new residential units in the Dallas Uptown district and nearby neighborhoods has steadily increased in the last year, with many new projects leasing ahead of schedule.

The expanding and relocating businesses have leased a net total of more than 900,000 square feet of Dallas-Fort Worth office space in April, the greatest year-over-year increase since 2019 before the start of the pandemic.

Australia-based Woods Bagot’s New York studio, New York-based Kohn Pedersen Fox, and Dallas’ HKS are designing the development, along with OJB Landscape Architecture. It is one of the largest developments in the works north of downtown Dallas.
