Hundreds of homes planned for 2,000-acre community in Collin County

The move will bring 450 new homes to the Trinity Falls community, with plans to eventually have 5,000

Hundreds of new homes are expected to come to Trinity Falls, a 2,000-acre development in Collin County.

At least 450 houses are set to be built this year by Johnson Development Corp. for the master-planned community just north of McKinney, near U.S. Highway 75, according to the Dallas Morning News.

About 2,000 homes have been sold in Trinity Falls since it opened in 2014, with the current plan being to eventually develop up to about 5,000.

The developer has delivered 200 lots to builders for homes set to be available for sale by the summer, with the remaining 250 homes expected to be ready for builders in June or July and available in the fall.

“We’re now seeing larger master-planned communities being developed around us and north of us as well,” said Robert Ditthardt said, general manager and vice president of Johnson Development. “The U.S. 75 corridor up to the Red River is projected to be very active with development for the foreseeable future.”

He also said the community was on the front end of the surrounding area’s growth.

There is an amenity center on-site, with a second set to open by fall, according to the publication. The community also includes about 350 acres of open space with a pavilion, a splash pad, and play equipment, as well as three miles of trails and ponds.

There are also 80 acres of commercial space and four McKinney Independent School District schools, with one elementary set to open in fall 2023.

“It’s definitely been a driver of people wanting to come into the community and buy a home there,” said C’Ella Clayton, director of marketing for Johnson Development.

The community has 14 product types, ranging from small townhomes to large single-family houses, and an age-restricted community from Del Webb for people 55 or older. The builders on-site include Chesmar Homes, Coventry Homes, Del Webb, Drees Custom Homes, Highland Homes, and Perry Homes. Prices range from the mid-$300,000s to the $900,000s.
