Zekelman puts $31.5M Texas industrial project in pipeline

Chicago company has plans for site near Austin

UPDATED March 22, 2022, 4:10 p.m.: Demand for Texas industrial real estate is rising and a Chicago company is poised to take advantage of the ascent.

Recently filed documents show that a subsidiary of Zekelman Industries will build a facility in Marble Falls, Texas, the Austin Business Journal reported. The Chicago-based company, which manufactures steel pipes and tubes, has not revealed the exact nature of the $31.5 million development.

Called Flatz 281, the project will get going in May and be completed in a year, according to a Jan. 27 filing with the Texas Department of Licensing and Regulation. The filing indicates a project size of about 330,000 square feet.

The filing names Z-Modular Marble Falls owner of the development. The company was incorporated in September and lists Zekelman’s Chicago headquarters as its address. Z Modular, which is a subsidiary of Zekelman, manufactures prefabricated steel structures used in commercial construction.

The development address is 5825 U.S. Highway 281 South in Marble Falls, a town of 7,500 about 48 miles northwest of Austin. Filings with the Texas agency often show only preliminary plans that can change over the course of construction.

Zekelman purchased about 240 acres north of Austin’s Tesla factory last year. Hayes Modular, a Zekelman subsidiary that installs modular construction projects, is based near the factory. There’s a Z Modular location in Killeen, 68 miles north of Austin, where Zekelman owns land near Fort Hood army base.

Zekelman works with companies in the defense sector as well as those in transportation, defense and commercial and industrial construction companies. It’s owned by Canada’s Barry Zekelman is CEO of Zekelman Industries and brothers Alan and Clayton. Zekelman and its subsidiaries have 22 U.S. locations. The company has annual revenue of about $2.8 billion, according to Forbes.
