Sunset Development wants to turn Chevron’s former headquarters in San Ramon into an urban village with thousands of new homes flanked by offices, shops and restaurants.
The locally based developer has filed plans to redevelop the 92-acre office property into 2,500 homes and 125,000 square feet of offices and retail at 6001 Bollinger Canyon Road, the San Francisco Business Times reported.
Sunset bought the property from the nation’s second largest oil company in fall 2022 for $175 million. Early this year, Chevron announced it would move its hub to Houston, from San Ramon.
The energy giant left behind 13 buildings containing 1.3 million square feet of offices on 92 acres that abut Sunset’s 585-acre Bishop Ranch office and retail center.
It could take a year for Sunset to gain approvals to redevelop the former Chevron site into what’s been dubbed the Orchards, according to city staff.
Last year, Alex Mehran Jr., CEO of Sunset Development, said the company was designing a place with a “hassle-free lifestyle” consisting of offices, retail and homes.
Plans call for three districts, including “neighborhood,” mixed-use and multi-family, connected by parks and 15 acres of open space.
The first phase, called Orchards Neighborhood, would include 426 townhomes and single-family homes, divided by streets and pocket parks.
The mixed-use district would include an unspecified number of apartments over ground-floor shops and restaurants leading to Orchards Park.
The multi-family district would have an unspecified number of apartments, condominiums, plus senior or affordable housing.
Last year, San Ramon approved rezoning the former Chevron site. Sunset could break ground as early as 2026, according to the Business Times.
Sunset plans to build a total of 10,000 homes in Bishop Ranch, 1,000 of which would be affordable. Early next year, the developer expects to complete Belmont Senior Living, a 185-unit senior complex.
