Sports conference will lease 42K sf studio in Bishop Ranch development

The Pac-12 Conference will relocate from its San Francisco studio to Bishop Ranch in San Ramon, according to a news release.

The college sports conference will lease a 42,000-square-foot Class A production studio located at 12647 Alcosta Boulevard. The Pac-12 announced in May that it would leave its San Francisco headquarters this year. At the time there weren’t plans of finding a new location, with most of their employees expected to stay fully remote.

“Last year, the Pac-12 announced plans to forego permanent headquarters and shift to a remote work environment for staff not directly tied to producing live events,” the release stated. “Now, Bishop Ranch will be the new home to the Pac-12’s state-of-the-art broadcast and content production facility along with flexible workspace and meeting rooms for in-person meetings and events.”

The production studio is expected to produce more than 850 live events annually in addition to studio and shoulder programming. The office is expected to house more than 100 staffers and freelancers on game days.

Bishop Ranch is a mixed-used development by Sunset Development which is run by the Mehran Family. The Bishop Ranch development is planned to create a suburban downtown in the East Bay where people can purchase housing at a lower cost compared to other markets in the Bay Area.

Bishop Ranch made news in October when it acquired Chevron’s 1.3-million-square-foot headquarters located in Bishop Ranch’s master plan. Sunset Development paid $175 million for the property and did not disclose plans for the site at the time.

The lease by the Pac-12 was the largest in the I-680 corridor in the fourth quarter of 2022, according to a report by CBRE. The 680 corridor runs from Concord down to Livermore. For the entire corridor, the office lease rate rose slightly in the fourth quarter to $3.05 per square foot compared to $3.02 in the third quarter. The vacancy rate also rose from 18.4 percent in the third quarter to 19.5 percent last quarter.
