Atlas Property looks to build apartments on SF’s Nob Hill

Nine-story building with 100 units would use density bonus to exceed 65-foot height limit

Atlas Property Group aims to replace a two-story office building on San Francisco’s Nob Hill with more than 100 apartments.

The San Francisco-based developer has filed plans to build the nine-story complex at 1462 Pine Street, the San Francisco Business Times reported. The office building would be demolished.

Atlas bought the property in June for $6.2 million.

Preliminary plans call for a building with 104 apartments, including 18 studio, 41 one-bedroom and 42 two-bedroom units.

Atlas Property wants to exceed the area’s 65-foot height limit with a 50-percent density bonus allowed by the state, which would add an extra two stories than what zoning rules allow. It isn’t clear how many of the apartments, if any, would be affordable.

The $25 million project, designed by San Francisco-based RG-Architecture, would feature a peach-colored building edged with vertical windows trimmed in charcoal, with a large “Hollywood Squares”-style bank of windows surrounded by silver-gray.

Atlas Property Group was founded in 2017 and has developed warehouses, medical and retail centers, plus a wide array of residential housing, according to its website.
