Sares Regis, Caltrain eye 200-unit apartment in San Mateo

The proposed apartment will be adjacent to the local Caltrain station

Local developer Sares Regis Group of Northern California and Caltrain, in a joint venture, received approval from the San Mateo Planning Commission to develop a new apartment community called Hayward Park Transit Oriented Development. The apartments will be adjacent to the local Caltrain Station.

“This new transit-oriented apartment community [will] help meet the robust housing demand on the Peninsula and contribute to the modernization of the El Camino corridor,” Ken Busch from SRGNC, said. “Our goal is always to add value to the communities where we develop new projects, and Hayward Park enhances the physical and economic landscape of the San Mateo community.”

Hayward Park, located on 401 Concar Drive, sits on 2.7 acres of land and plans to have 191 studios and one- and two-bedroom apartment homes in a five-story building with 192 parking spaces. The buildings will also include 16 apartments reserved for very low income residents and 12 apartment homes reserved for moderate income residents. Amenities include: a rooftop lounge, fitness center, community room and a dog run.

“This development will help to reduce traffic congestion and pollution, and provide much needed affordable housing, while connecting its residents to Caltrain and everything the Bay Area has to offer,” Michelle Bouchard, acting executive director of Caltrain, said. “As the completion of Caltrain’s electrification grows ever closer, we hope to see more projects like this so more people can easily reap the benefits of our service.”

The site plan was changed from two buildings to a single one, based on public input. The change allows SRGNC to add larger sidewalks, an updated bus stop, ramps to Caltrain Station, and bike-pedestrian connectivity. Hayward Park will be a completely electric building and offer sustainable appliances such as low-flow water conservation fixtures and drought-tolerant landscaping.

SRGNC is also working on a multifamily project in San Jose. Along with developers Divine and Gone and The Kelsey Nonprofit Group, the local developer has plans to build a six-story apartment building at 447 North First Street. Another multifamily that recently got approval is San Mateo is a seven-story residential development that aims to bring more than 200 units of affordable housing to Kiku Crossing. City officials are working with MidPen Housing to develop the project on two downtown parcels.

Plans call for breaking ground on Hayward Park in the fall of 2023, with a completion date of Fall of 2026.
