Budweiser distributor leases 160K sf Hayward warehouse

Matagrano takes over territory to distribute Anheuser-Busch brands

San Francisco-based beverage distributor Matagrano has leased a 160,000-square-foot facility in Hayward from Chicago-based Centerpoint Properties, according to brokerage CBRE, which represented the tenant.

Matagrano is one of the two local distributors acquiring Anheuser-Busch’s Bay Area distribution network.

The building is located at 25858 Clawiter Road in Hayward, a hotbed for industrial deals. Centerpoint acquired another 200,000-square-foot property in Hayward last month. Duke Realty also recently leased a 160,000-square-foot building in Hayward to French-based logistics company Ceva at the beginning of the month.

Matagrano and Antoich-based Markstein Sales Co. acquired Anheuser-Busch’s Bay Area territory and its Oakland distribution center last month. The property is a 155,000-square-foot industrial building located on 8380 Pardee Drive. The two competitors will split the brewer’s Bay Area distribution, with Markstein overseeing the Oakland territory and Matagrano handling Santa Clara and San Jose. The transition is expected to be complete in September.

According to its website, Matagrano serves retail customers with brands such as Budweiser, Elysian, Bud Light, Newcastle and Heineken.

Leasing activity has picked up for East Bay industrial properties, according to a second quarter report by JLL. New leases have brought the vacancy rate down 4.5 percent, compared to 6 percent last quarter. Asking rents have also increased to $1.26, an increase of 12 percent from the start of the year.

Hayward’s 35.2 million-square-foot industrial market recorded more than 930,000 square feet of new leases in the second quarter and close to 219,000 square feet of net absorption, the most of any market in the East Bay.

The strong leasing activity comes despite Amazon announcing a pullback from plans to lease a 100,000-square-foot industrial facility in San Leandro. San Francisco-based Prologis announced that they acquired the facility and will convert it into a 245,000 square foot logistics building.
