Alleyway “oasis” on Telegraph Hill lists for $10M

Zuora co-founder Tien Tzuo bought 5-bedroom view home before his subscription software company went public

At the intersection of two alleyways just below Coit Tower in Telegraph Hill, Zuora CEO and co-founder Tien Tzuo is listing the home he bought before his subscription software company raised around $1.5 billion in a public offering in 2018, long before the current rocky road for tech stocks.

Tzuo is testing his timing again, asking just under $10 million for the 5-bedroom, 4.5-bath home that comes with a separate one-bedroom, one-bath in-law suite. He purchased the property with his wife, Mariana, for $6.75 million in 2013, according to public records.

The two-lot property was listed as 26-32 Julius Street. Malin Giddings and Max Armour, then working together for Giddings’ SF Properties, represented both sides of the deal.

When the home came to market again last week, Armour, now a Compass agent with his own team, had the listing again and the home was being marketed as 32 Julius.

In his listing notes, Armour called the four-story 5,800-square-foot elevator home and its verdant garden space with two mature palm trees “an oasis.” He further described the 1914 home’s reconstruction by developer Riaz Taplin, in collaboration with NOA Design and Construction, as “a contemporary masterpiece” that is a “testament to inspirational design.”

That construction wrapped up in 2014, and the Tzuos were able to move into the flexibly designed four-level home with an elevator and an in-law suite with its own entrance, bathroom and kitchenette. That space is on the second floor, where there is also a large office and another bedroom is being used as a home gym. The rest of the bedroom––including the primary suite with a walk-in dressing room and private covered deck––are one flight up. There are decks off every room on the entertaining floor, which take advantage of its top-floor location to take in Golden Gate Bridge and Coit Tower views.

The ground floor has a one-car garage on the Julius Street side and a two-car tandem garage around the corner on Whiting. Because Whiting is on a slope, the walk-out garden is actually off one flight up from the garage level, with the office and in-law living space both opening out to the flat east-facing yard and deck.

The Telegraph Hill neighborhood, located between North Beach and the Embarcadero, is known for its view homes and recently saw one of the biggest sales so far this year with the $15.5-million close of a one-of-a-kind custom build with a car turntable.
