San Francisco may be facing the greatest housing inventory shortage in the nation since the pandemic began, but there is no shortage of agent talent in the Bay Area.
Agents in San Francisco county find themselves at some of the top firms like Compass, Coldwell Banker, Corcoran and Sotheby’s, while two commercial real estate brokerages have made the top 10 in agent headcount.
For this study, The Real Deal analyzed California Department of Real Estate data from March 14th, with license type of salesperson and associate broker. Agents must have registered their license with a San Francisco county address.

Compass strikes again at No. 1 with its California II San Francisco branch. At 692 agents, Compass has a firm lead over the rest of the field.
It’s been a year of first-place finishes after Real Trends announced that the firm had the highest closed sales volume for the U.S. with north of 225,000 transactions totaling $254.2 billion in 2021.
Despite those triumphs, CEO Robert Reffkin has watched his firm’s stock tumble as aggressive expansion and high equity compensation offerings drained the brokerage’s balance sheet.
Side slides in at No. 2 with 241 agents registering with a San Francisco address. The brokerage has a unique approach, in which agents run their own businesses while Side handles the back-end logistics like team recruitment and branding. Co-founder Guy Gal’s upstart white-label brokerage was recently valued at $2.5 billion after investor Tiger Global Management invested $50 million in a fundraising round in late 2021.
Coldwell Banker follows Side with 222 agents — not far from its No. 2 ranking in LA county agent headcount. The Realogy-owned firm has 174 salespeople and 48 broker associates. Vanguard Properties follows closely behind with 215 agents consisting of 190 salespeople and 25 broker associates.
Rounding out the top five is Corcoran Global Living, the second Realogy-owned brokerage on the list behind Coldwell Banker. Corcoran, which moved up in the rankings from LA county headcount where they were 10th, continued expansion across the Bay Area after merging with Thrive Real Estate in February of this year.
Finishing off the top 10 is Realogy’s Sotheby’s International Realty with 163 agents and Keller Williams close behind with 114. Cloud brokerage eXp California, which took the third spot in LA county agent headcount, takes the eighth spot in San Francisco with 102 agents, while two commercial brokerages shore up the list with JLL and CBRE having 84 and 80 agents, respectively.
