Affordable housing, parking planned for San Mateo’s Kiku Crossing

The structures will be built on lots at 480 East 4th Avenue and 400 East 5th Avenue

A seven-story residential development aims to bring more than 200 units of affordable housing to Kiku Crossing in San Mateo.

City officials are working with MidPen Housing to develop the project on two downtown parcels, San Francisco YIMBY reported. Plans call for 225 residential units and parking for almost 700 vehicles at 480 East 4th Avenue and 400 East 5th Avenue.

The development will consist of an 81-foot tall, 430,830-square-foot structure with just over 218,000 square feet for the apartments and more than 211,000 square feet for the five-story parking garage. The residential structure and parking garage will be attached by a pedestrian bridge on the fourth floor.

Of the 696 parking spaces planned for the project, 164 will be private parking for the residents and 532 will be available to the public. Storage for 290 bicycles is also included in the plans, per city code.

The units will be 66 studios, 41 one bedrooms, 59 two bedrooms and 59 three bedrooms. The ground floor will include a bicycle room, learning center, community room and offices for property management. In the center of the building, there will be an enclosed, open-air courtyard with recreation space. The top floor will also have a rooftop deck.

The two surface-level parking lots on the site, which is owned by MidPen Housing, must be demolished before construction can begin.

The new building will benefit from the increased building height and density allowed by Assembly Bill 1763, which applies to projects located near public transportation that offer affordable housing.

The garage is expected to open in 2023, and the residential building will be completed by 2024.
