San Francisco’s Pier 80 could get a new development that would speed up the area’s growth as a life sciences hub.
On behalf of developer Ronaldo Cianciarulo, Workshop1 created a plan for the construction of two new buildings — one that rises six stories and another that rises three — on Third Street. The two existing buildings at 3150 and 3240 Third Street will be demolished to make way for the two new buildings, which will yield more than 600,000 square feet of space, the San Francisco Business Times reported.
The proposed six-story building, planned for 3150, is slated to provide 443,446 square feet of space. Of that space, about 74,000 square feet will be set aside for light manufacturing and just under 300,000 square feet will be for lab space. Plans also show parking for 167 vehicles.
The other proposed building will provide just under 160,000 square feet. Lab space will account for 157,342 square feet across all three floors, but almost 3,000 square feet will also be retail space.
Both of the proposed buildings will feature roof terraces. The two structures, located on the stretch of Third between Cesar Chavez Avenue and Islais Creek, will be separated by a 7,200-square-foot pedestrian plaza.
If approved, the project would require a conditional-use authorization from the city’s Planning Commission.
While no tenants have been secured, the buildings will be marketed toward companies in need of “Class A space with large floor plates.”
A similar project is being built a little to the north at Pier 70. Developer Brookfield Properties is working on a 3.5-million-square-foot mixed-use development that will include life-sciences space. Brookfield said that due to the “strength of the life sciences market” and because the site is so close to the life sciences cluster in Mission Bay, the developer will break ground on a 300,000-square-foot life sciences building in the first half of 2022.
