Those buyers waiting years for the price on Sheldon Solow’s Hamptons home to come down – it may finally be time to jump on the deal.
The late developer’s Wainscott estate at 30 Mathews Road is available again, this time with a $45 million ask, the New York Post reported. The listing for the 14-acre estate, known as Goose Creek, says the listing came online this week.
Solow purchased the site for $19.5 million in 2006 and set out to build a luxurious estate, which was completed in 2010. The estate includes 800 feet of water frontage and views of Georgica Pond and the Atlantic Ocean.
The grounds include a detached three-car garage, pool house and heated gunite pool. Architect Paul Rice designed the 10,000-square-foot main residence, which has seven bedrooms, eight bathrooms, three half baths, a library with a fireplace, a living room and a sunroom with a full wet bar.
The finished lower level has an open recreation space, a home theater and a gym with a steam shower. A new owner could subdivide the property and build another home, a pool, a pool house and a tennis court, according to the listing.
Considering the main residence alone, the listing works out to an even $4,500 per square foot. Compass’ James Petrie and Charles Forsman have the listing.
The estate has made a couple of appearances on the market recently. In July 2021 — months after Solow died — the estate was listed for $70 million. A few months later, the price tag was dropped to $60 million; Douglas Elliman’s Kyle Rosko and Marcy Braun had the listing at the time.
Solow’s son, Stefan Soloviev, took over the family business after his father’s death and shaped his holdings to include span farms, wineries, single-family home builders, a major office tower and a proposed casino complex in Manhattan.
It is not immediately clear who is the seller behind the Wainscott home.
