The top 10 Hamptons residential sales of 2023

From a $112M oceanfront market peak to a $28M “teardown,” here are the deals that got the megabucks on the South Fork

The Hamptons ultra-luxury market lost a little of its shine in 2023. 

The area’s top sale this year came in at $112 million, the highest price for a Hamptons residence in nine years. But the average price for one the 10 priciest homes on the South Fork was $49.8 million, down from $52 million last year, and the top deals totaled just over $511 million, down from $550 million in 2022. 

East Hampton was by far the most popular destination for the super rich, with seven of the top 10 most expensive deals Out East occurring in the village. 

Three off-market deals made it to the top 10. For the seven on-market deals, Sotheby’s International Real Estate, Serhant and Brown Harris Stevens were the three brokerages that fell off our list from last year. Compass and Douglas Elliman were the newcomers.

1. 700 Meadow Lane, Southampton  — $112 million

Landing just seven weeks before the end of the year, the deal for the oceanfront Southampton estate solidified its status in the history books by going down as one of the most expensive Hamptons sales ever. The last home to sell for more appears to be Barry Rosenstein’s 2014 purchase in East Hampton for $147 million

The 11-bedroom, 12-bathroom estate has 500 feet of ocean frontage, a 70-foot pool and a 15,000-square-foot main house. Bespoke co-founder Cody Vichinsky had the listing. 

2. 32 & 26 Windmill Lane, East Hampton — $91.5 million

The second most expensive sale of the year came in an off-market deal. The buyer, seller and brokers involved are unclear. The combined 6.7-acre oceanfront estate sold for $45 million in April 2020, according to Behind The Hedges, netting the seller a cool $46.5 million in three years time. 

3. 121 Further Lane, East Hampton — $52 million 

The anonymous buyer of 121 Further Lane, also known as Lasata, got a piece of American history with their purchase: The house was the childhood summer home of First Lady Jackie Kennedy Onassis. 

The seller was film producer David Zander, who bought it from fashion designer Reed Krakoff in 2018 for $24 million. The seven-acre estate has an 8,500-square-foot, eight-bedroom main house built in 1917. There’s also a two-bedroom guest house, a caretaker’s cottage, a pool house and a three-car garage. 

The Corcoran Group’s Eileen O’Neill and Compass’ Ed Petrie shared the listing.

4. 442 Further Lane, East Hampton — $51 million

John Foley, the company’s former CEO and executive chairman, took a $4 million loss on his estate, after buying it for $55 million in 2021. Francis Fleetwood designed the 6,100-square-foot home, sited on four acres with more than 400 feet of oceanfront and direct beach access.

The five-bedroom, five-plus-bathroom house’s main floor has a primary suite with ensuite bathrooms, a walk-in closet and a sundeck. The second floor also has sundecks and bedrooms with ocean views. 

Corcoran’s Catherine Juracich represented both sides of the deal.

5. 201 Lily Pond Lane, East Hampton — $45 million

This oceanfront estate — nicknamed “Cima Del Mundo,” or top of the world — didn’t make it to the top of the market, but sold quietly in early November. The home appears to have initially listed in 2021 for $69 million, the first time it had been listed in 75 years. The eight-bedroom, 7.5-bathroom home sits on 2.7 acres and has 400 feet of ocean frontage, as well as a pool. 

Compass’ Petrie Team had the listing. 

6. 51 West End Road, East Hampton — $35 million 

Harry Macklowe’s brother, Lloyd Macklowe, and his wife Barbara, in February sold their five-bedroom home for just over half the $60 million they asked in Oct. 2021. The home is across the street from developer Harry Macklowe’s home at 64 West End Road. Barbara, who founded Macklowe Gallery in 1971 with Lloyd, designed the garden at 51 West End Road, which includes Japanese maple, Yosino cherry and apple trees.

7. 140 Murray Lane, Southampton — $34.75 million

Frank Lloyd’s widow, Susan Lloyd, sold her property a year after initially asking $45 million. She later relisted it for $41.9 million. The deal came in under the adjusted asking price, but in a nice boost for the seller’s initial purchase: The Lloyds bought the six-bedroom home in 1997 for $6.5 million. 

The 8,000-square-foot house sits on more than 2.5 acres and has 190 feet of ocean frontage. There’s also a heated pool and a clay tennis court. Bespoke had the listing. 

8. 35 Dune Road, Bridgehampton — $33.5 million

Financer James Carney sold his oceanfront estate in January. The 5,500-square-foot, six-bedroom home was built just four years ago and has 3,000 square feet of deck space with outdoor showers, an outdoor kitchen and a roofdeck with its own kitchenette. It also has an infinity pool and a four-car garage.

Carney bought the house for $8.8 million in 2013 and went on to pull in more than $1 million a year in rental income at the property. Hedgerow Exclusive Properties had the listing with Corcoran’s Catherine Juracich.

9. 31 Two Mile Hollow Road, Springs — $29 million

Not much is known about this off-market deal, including the buyer, seller, and agents involved. A previous listing from 2019 shows a magnificent 2.3-acre estate with a 8,500-square-foot house within walking distance of the beach. The property has a pool and tennis court, and the listing says the house has seven bathrooms and six bedrooms. 

10. 1 Boatmans Lane, Southampton — $28.1 million

The property at 1 Boatsman Lane is the last in the top 10, but likely the top contender for priciest teardown. The buyer will tough it out in the six-bedroom, 6.5-bathroom waterfront house for “a couple of years,” according to listing agent Tim Davis of Corcoran, before tearing it down and building a new home.

“If you spent another $15 [million] to $20 [million] on top of the price point, you’re into $45 [million],” Davis said. “A new house on this site would be $60 [million]. That’s the math that people do.”

The shingle-style home’s open floorplan opens onto a swimming pool. The home also has a full-size tennis court and boat dock. The estate sits on 4.4 acres of land.
