Townhouses lead comeback week for Brooklyn luxury contracts

There were 25 deals signed for homes asking at least $2M

Townhouses led a bounce back week for Brooklyn’s luxury market. 

In total, 15 townhouses in the borough inked contracts asking at least $2 million, according to Compass’ weekly report, including the top two most expensive contracts. 

The priciest contract went to 624 Sixth Street in Park Slope with an asking price of $6 million. 

The 20-foot-wide townhouse was renovated and restored as a two-family home with a five-bedroom, two-bathroom triplex and a two-bedroom, one-bathroom garden rental. 

Spanning over 4,200 square feet, the townhouse has oversized windows, refinished hardwood floors and custom millwork, while the backyard includes a private outdoor sauna. 

The townhouse, which is less than a block from Prospect Park, last sold for $5.3 million in 2022 to media power couple Nicole Muniz and Patrick Ehrlund. 

Muniz was the CEO of Yuga Labs, the company behind the viral Bored Ape Yacht Club NFT, from 2021 to 2024. She’s now the chief executive of Bedford Media, the venture backed by Josh Kushner and Karlie Kloss that acquired publications like i-D Magazine and Life Magazine. Ehrlund is the company’s chief creative officer.

Serhant’s Ravi Kantha, Cameron LeCates and Eric Shostak had the listing. 

The second priciest deal last week went to a Boerum Hill townhouse at 86 Bergen Street asking $5 million. The newly built single-family home spans over 3,000 square feet with four bedrooms, each with its own en suite bathroom. 

The open-concept first floor, with white herringbone floors and a quartz fireplace, opens into a backyard garden. The home has a second outdoor space on the roof. The property also comes with almost 700 square feet of unused FAR.

It last sold for $2.1 million in 2021 and was originally listed at $5.8 million this past October. 

Compass’ Edgar Zaldivar had the listing. 

This past week saw 25 contracts — eight condos and two co-ops, in addition to the 15 townhouses — signed for a total contract volume of $75.7 million. During the same week last year, there were 17 total contracts signed for $51.4 million. 

The average price per square foot for luxury contracts signed last week was $1,356 and the average discount was 1 percent.
