Two condos a block away from each other on Bergen Street topped Brooklyn’s priciest contracts last week. 

The first, a sponsor unit at the Bergen in Boerum Hill, had an asking price of $3.425 million, according to Compass’ weekly report on contracts in the borough asking at least $2 million from Feb. 17 to Feb. 23. 

It was a quiet week for the Brooklyn luxury market, with 16 contracts — 12 condos, two co-ops and two townhouses — signed for a total volume of $43.3 million, down from last week’s total of 23 contracts signed for almost $70 million

The same week last year saw 14 contracts signed for $47.7 million. 

The average discount among contracts signed last week was 0 percent and the average price per square foot was $1,683. 

Unit 517E spans 1,790 square feet with three beds and three baths. The condo has a private balcony and a primary bedroom with an ensuite bathroom and walk-in closet. 

It is one of 105 units at Avdoo & Partners Development’s project at 323 Bergen Street. Amenities include a 24-hour-attended lobby, a ceramic studio, a private park and two landscaped common roof spaces with gas grills and fire pits, according to StreetEasy.

The building has been leading Brooklyn’s new developments in terms of number of contracts signed, and is now just over 50 percent sold, according to Marketproof. 

Sales are being led by an internal team from Avdoo Partners & Development Marketing. 

The second priciest contract signed last week was for Unit 2 at 389 Bergen Street in Park Slope. 

The StreetEasy listing calls the top-floor duplex, which is one of two condos in the building, a “townhouse in the sky.” The over 2,000-square-foot home has three beds and two full bathrooms, a private deck and a full private rooftop deck.

The home last traded as a sponsor unit for $2.93 million in 2021. 

Douglas Elliman’s Aran Scott, Anthony Robles, Peter Perez and Lianna Rezhets had the listing.
