An artfully renovated Clinton Hill townhouse and a relatively untouched Brooklyn Heights townhouse topped deals in Brooklyn’s luxury residential market last week. 

The homes were two of the 23 contracts — 11 for townhouses, 11 for condos and one co-op — signed in the borough between Feb. 11 and Feb. 17, according to Compass’ weekly report on properties asking $2 million or more. 

The contracts had a total volume of $70 million, beating the same week last year when the borough recorded 18 signed contracts for $60 million. The week was slightly down from the total in the previous period, which saw 29 contracts for a total volume of nearly $100 million, but adds to a strong February so far for the market. 

The top contract of the week was for a townhouse at 331 Washington Avenue asking $6.3 million. The seller bought the home for $4.2 million in 2020 before listing it in November. 

Built in 1878, the 4,500-square-foot brownstone has four bedrooms and four bathrooms. The 17-foot-wide home features a garden, roof terrace, a parlor floor with 11-foot ceilings, parquet floors and restored moldings. The primary bedroom comes with a private terrace and dual walk-in closets.

Douglas Elliman’s Zia O’Hara and Doug Bowen had the listing. 

The second priciest listing went to a townhouse at 108 Willow Street asking $6.2 million. 

The home hit the market for $7.4 million in 2023 but has since undergone a series of price cuts and agent changes. A Corcoran team cut the price to $6.5 million before Jed Garfield, Caylyn Sullivan and James Lee Wall of specialty townhouse firm Leslie J. Garfield took over the listing in December. 

The historic home, which was designed by William Halsey Wood, features original Queen Anne detailing, 11-foot ceilings and is 64 feet deep. The home has six bedrooms and three bathrooms across more than 5,000 square feet, as well as a rear garden, multiple fireplaces and a Tiffany stained glass skylight. 

Homes that went into contract last week had an average price per square foot of $1,500, an average discount of 1 percent and spent an average of 62 days on the market.
