SJP Properties’ 200 Amsterdam Avenue is on its way to notching the Upper West Side’s priciest deal so far this year, with sellout in its crosshairs. 

A 41st-floor unit at the building is in contract for roughly $20 million, which would work out to  $4,300 per square foot if it closes for that price, according to the property’s spokesperson and first reported by Mansion Global. The deal is set to close in the coming weeks, but it had not yet landed in the city register at the time of publication.

The pending deal is $2.5 million less than the 4,700-square-foot apartment’s last asking price, according to a Streeteasy listing. The deal for around $20 million would mark the Upper West Side’s most expensive and the fourth priciest in Manhattan this year. 

The full-floor unit, which hit the market in 2023 for $23.5 million, has four bedrooms and four bathrooms. It also features a terrace facing Central Park and an eat-in kitchen with a breakfast nook. 

Peter Zaitzeff of Serhant described the apartment’s soon-to-be owners as local buyers who were previously renting a home on Central Park West. He said the couple, who own businesses in the city and elsewhere, was looking for a permanent home in the neighborhood with easy access to their children’s school uptown. 

The deal followed a similar trajectory as another unit on the building’s 44th floor, which found buyers in 2023. The couple, who also considered buying in the Beresford, paid $21 million in an all-cash deal for the condo, down from its $23.5 million asking price. 

Zaitzeff, along with Serhant’s Jamie Hannon and Donna Strugatz, has been heading sales at the project since early last year when they replaced Brown Harris Stevens Development Marketing. 

At the time of the transition, 90 of the 112 units had closed, with another two in contract — representing about 83 percent of the building’s stock. The homes sold for an average of $2,800 per square foot, according to data from Markerproof.

The tower, which has a projected sellout of just under $1 billion, is now 95 percent sold, according to its spokesperson. 

“We have a lot of movement at the building right now,” Zaitzeff said. 

He added that 200 Amsterdam, Extell’s 50 West 66th Street and Naftali Group’s The Henry on 84th Street have added a significant amount of inventory to the Upper West Side, which didn’t have much of a new development market before. 

“All the competition has helped push our building toward the end of the finish line,” he said. 

Sales at the 52-story building initially launched in 2019 but were halted after two nonprofits filed a lawsuit against the developers over the building’s height. The Municipal Arts Society and the Committee for Environmentally Sound Development claimed in the suit that the city should not have approved plans for the tower, which they argued was too tall for the neighborhood. 

A lower court judge originally ruled in favor of the groups, ordering SJP to knock 20 floors off the building. A state appellate court later rejected the decision, and sales resumed in 2021. 

A $35 million penthouse in the Elkus Manfredi-designed condo has been featured as Roman Roy’s apartment in HBO’s “Succession” and as the home of Nicole Kidman’s lead character in the movie “Babygirl.” 

Amenities in the building include a heated saltwater pool, fitness center and landscaped terrace. Residents also have access to exclusive perks at the neighboring Lincoln Center.
