Another contract for a newly-built townhouse has topped Brooklyn’s luxury market.
This 28-foot-wide home at 535 Pacific Street in Boerum Hill, entered contract with a last asking price of $7.5 million, according to Compass’ weekly report for homes asking over $2 million from Jan. 27 to Feb. 2.
Built in 2023, the townhouse has five beds and six baths across its 5,670 square feet, with another 1,300 square feet of outdoor space spread across four terraces.
The home was built, along with a second adjacent townhouse, in concert with a 41-unit condo project by Sterling Town Equities that lies on the Atlantic side of the lot and is separated by a landscaped courtyard. In exchange for an easement, townhouse owners have access to condo amenities including a wellness center with a gym and sauna, a children’s playroom, a pet spa and services like sidewalk maintenance and snow removal.
Compass’ Tamara Abir and Noah Plener sold the 41-unit condo — called Post House — and originally had the listing for 535 Pacific Street.
The home originally hit the market asking $10 million in 2023 before Serhant’s Ravi Kantha took it over and listed it at $8.5 million this past May. Abir and Plener retook the listing this year at its last asking price.
The pair also have a mirror-image listing at 537 Pacific Street, which is currently on the market asking $7.5 million.
The second priciest contract went to a slightly older Park Slope townhouse last asking $4.8 million.
Built in 1903, the home at 579 5th Street has evolved over the course of a century from a single-family, to a two-family in 1946 with a doctor’s office, to a legal three-family home in 1972, according to the listing on StreetEasy.
The garden level apartment has a floor-through layout, private entrance and exclusive access to the garden. The second and third floor duplex has 10-foot ceilings, four bedrooms and two bathrooms. The top floor is a two-bed, two-bath apartment with a rooftop terrace.

Last week, there were overall 19 contracts — seven condos and 12 townhouses — signed for homes asking at least $2 million for a total contract volume of $64 million. In the same week last year, there were 12 contracts signed for a total volume of $42 million.
The homes in contract this past week had a median asking price of $2.8 million and an average discount of 0 percent.
