Brooklyn’s luxury market took a break last week after several months of outpacing last year’s performance.
The borough saw 19 total contracts signed for properties asking $2 million or more between Dec. 9 and Dec. 15. The contracts — eight condos and 11 townhouses — had a median asking price of $2.9 million and a total volume of $60.3 million. In the same week last year, there were 20 contracts signed with a median asking price of $2.6 million and total volume of $69.5 million.
The top contract last week went to a gut-renovated Fort Greene townhouse asking $5.7 million.
The 21-foot-wide home at 133 Fort Green Place last sold for $4.7 million in 2021. It has six bedrooms and five bathrooms across its 4,400 square feet, which is split into a two-family living setup.
The parlor floor has 10.5-foot ceilings, gas fireplace and kitchen with Miele appliances. The kitchen leads out into a deck and backyard garden with a firepit.
Compass’ Ian Mednick, Daniella Guetta and Paul Hyun had the listing.
The second priciest contract last week went to a condo at the Olympia Dumbo asking $5.5 million.
Unit 18F spans 2,300 square feet and has three bedrooms and two bathrooms. The 33-story sail-shaped building has a 24-hour doorman and concierge, a full-size tennis court, indoor and outdoor swimming pools, and a fitness center with a boxing gym and spin studio.
Sales have been slow-going for the Fortis Property Group development, with just over half of the building’s 76 units sold since sales launched in 2021, and the building has now seen three sales teams from Douglas Elliman.
The newest group hawking condos for Fortis is Elliman’s Jessica Peters and Carl Ekroth of The Jessica Peters Team. The duo joined forces with Fredrik Eklund and John Gomes, who had left the project in October 2023 after helping launch sales.
Those two teams took over in August for Lindsay Barton Barrett and Maggie Marshall, after the pair parted ways in January.
Sotheby’s International Realty’s Karen and Casey Heyman of The Heyman Team have partnered with its various Elliman counterparts since sales launched in 2021.
The units that have moved have garnered some impressive prices — and names. One of the building’s marquee penthouses went into contract asking $17.5 million last year, and Brooklyn Nets player Ben Simmons signed a contract in 2022 to purchase two condos in the building for $13 million.
