Boutique developer Eckstrom sought $15.5M for renovated home

A boutique developer made a repeat appearance at the top of Brooklyn’s luxury contracts report. 

Eckstrom, led by husband-and-wife Carlos Saavedra and Nicole Eckstrom, scored last week’s most expensive contract in the borough, according to Compass’ weekly report on signed deals for properties asking $2 million or more. 

The home, at 307 Hicks Street in Brooklyn Heights, asked $15.5 million. 

The property was another one of the developer’s multifamily to single-family flips, in which Eckstrom undertakes the conversion itself before partnering with a buyer on custom finishes. Eckstrom bought the property for $5.1 million in January, according to public records. 

The 25-foot-wide townhouse has five bedrooms and five bathrooms. The home has ash wood flooring imported from Denmark, Calacatta Viola marble countertops imported from Italy and Gagenau appliances. Construction is expected to finish in July 2025. 

Eckstrom oversaw the same renovation process at 170 Clinton, also in Brooklyn Heights, which entered contract in September after asking $14 million. Saavedra said that Eckstrom has another off-market property in Cobble Hill under contract for over $11 million.

The second priciest contract last week was a townhouse at 12 College Place in Brooklyn Heights with a last asking price of $9.75 million.

The home underwent a series of price cuts since it was listed for nearly $15 million in 2022. It last sold in 2013 for $8.7 million, according to public records. 

The 25-foot-wide carriage house dates back to 1920 and spans roughly 4,500 square feet. The home has three bedrooms and three bathrooms, as well as 1,125 square feet of outdoor space. 

The primary suite has floor-to-ceiling windows and a wood-burning fireplace.

It was another big week for the Brooklyn homes asking at least $2 million. In total, 22 contracts — 14 condos, seven townhouses and one co-op — were signed for a total asking volume of $92.6 million. In the same week last year, 18 contracts were signed for $57.2 million. 

Brooklyn luxury homes in contract last week spent an average of 99 days on the market, had an average price per square foot $1,782 and an average discount of 1 percent.
