Property type claimed borough’s four priciest contracts in July 4th week

Townhouses continue to rule the day in the Brooklyn luxury market. 

For the second week in a row, the property type had the four most expensive contracts in Brooklyn, according to Compass’ weekly report on properties asking $2 million or more. Townhouses have also held the title of single priciest contract in the borough for six weeks in a row. 

In total, 21 properties, including 13 condos and nine townhouses, went into contract. Last year, the week of July 4 saw 14 deals signed, including just four condos. 

Sitting just south of Fort Greene Park, 11 South Oxford Street was the most expensive property to sign a contract last week, at an asking price of $7.5 million. 

The 5,500-square-foot home has seven bedrooms and four bathrooms, as well as a double parlor with 13-foot ceilings. The property, built in 1869, also has an eat-in kitchen that leads out to a back garden.

The second priciest contract last week belonged to 322 Degraw Street, which had a final asking price of just under $8 million. The 3,098-square-foot townhouse is between Court Street and Smith Street at the junction of Carroll Gardens, Cobble Hill and Boerum Hill. 

Recently renovated, the three-bed, four-full-bath home has outdoor spaces on three different floors, in addition to a roof deck with views of the city. The property’s third-floor primary bedroom opens onto a private terrace, while the garden-level family room transitions into a 44-foot-long yard with a stone patio, wood deck and yard.

Douglass Elliman’s Taylor Schultz, Lindsay Barton Barrett and Bradley Rodenberg had the listing. 

Properties spent an average of 97 days on the market, up almost 60 percent from the July 4 holiday week last year. 

Last week’s signed deals marked a median asking price of $2.75 million, up from roughly $2.5 million year-over-year. The median asking price per square foot was $1,621, compared to $1,105 last year.
