Serhant Knocks The Agency Off First NYC New Dev

The Agency is out from its first venture into New York City new development, with Serhant taking over sales at an Upper West Side luxury building. 

The California-born firm took on sales at 15 West 96th Street, a boutique luxury condominium building overlooking Central Park, in May 2023. The 21-unit boutique luxury building, dubbed Fifteen, featured prices of up to more than $20 million for the duplex penthouse and a projected sellout of $130 million.  

Serhant’s new development arm will be responsible for sales and marketing for the 12 available residences, which range from one-bedroom to five-bedroom units asking between $1.7 million to $18.5 million. 

Serhant brokers Charisse Chassen, Amy Herman, and Ryan Serhant will manage sales of the remaining residences.

The Agency did not immediately return a request for comment. The brokerage’s website did not include the property, or any other New York projects, on its new development page.

The Agency entered New York City with its acquisition of Triplemint.

The deal, announced in May 2022, brought in Shane Boyle, who was already on sales for the Fifteen and oversaw the property after joining the brokerage. 

Boyle called the move “a real head-scratcher,” but said he wished Serhant “all the best with the remainder of the sellout.”

The building has strong momentum and I have no doubt they will have immediate success,” Boyle said.

The building, located between Columbus Avenue and Central Park West, was developed by Sackman Enterprises Inc. with architectural design by SLCE Architects. It served as a backdrop to a “State of the Market” event held by The Agency last month. 

Upon taking on the Fifteen’s sales, The Agency’s managing partner Mike Leipart said that the brokerage was looking to slowly build its new development business in New York. 

“We’re not going to try to get big in the next six months,” he said at the time. “We’re not going to show up, look stupid and turn tail. We’re in it for the long haul.”

Until now, that is.
