In a city full of highrises, stacking dozens of cramped apartments on top of each other, the spacious townhouses lining the poshest streets are the habitats of the elite. 

These single-family homes command top prices, and the brokers tapped to sell them are some of the best in the business.

The top 25 brokers and teams in this space sold 61 townhouses last year between them, totaling over $788 million in volume. 

To find out who moved the biggest shares of that pile, The Real Deal examined all sales in the city of single-family homes worth $2 million or more recorded in 2023.

Townhouse specialist Adam Modlin, head of the Modlin Group, took the top spot by a wide margin, with $87 million in total volume across four deals — including the $41 million sale of billionaire art dealer David Mugrabi’s townhouse at 12 East 82nd Street.

Coming in second was the Leighton Candler Team at The Corcoran Group with over $66.5 million in volume on the back of just two deals, thanks mostly to the $41 million sale of Julia Koch’s 15,000-square-foot megamansion at 110 East 76th Street.

The Hudson Advisory Team at Compass, which sold six townhouses for a total of just under $61 million, took the No. 3 spot. The top deal for the team led by Clayton Orrigo and Stephen Ferrara last year was the $23.5 million sale of 58 Bank Street.

Fourth place went to the former Lesser Kantha Team at Leslie J Garfield & Co., which sold six townhouses in 2023 for a total volume of over $56 million, before founding member Ravi Kantha jumped to Serhant earlier this year, taking two members of the boutique brokerage’s top-selling team with him. Matthew Lesser remains with Leslie Garfield.

The Alexander Team at Official rounded out the top five with two townhouse sales last year totaling just over $44 million in volume.
