Downtown condos top Brooklyn’s luxury contracts

Unit at 30 Main Street asking $5.5M scored the top slot

Two downtown units claimed the crown last week among Brooklyn’s luxury contracts. 

A unit at 30 Main Street in Dumbo, last asking $5.5 million, was the most expensive of the 12 homes in the borough to snag signed deals between July 17 and July 23, according to Compass’ weekly report on homes asking $2 million or more. 

Unit 11B has five bedrooms and three bathrooms across 3,600 square feet. It also has 11-foot ceilings and primary suite with a walk-in closet.

Former owners at Two Trees Management’s Sweeney Building include Brown Harris Stevens’ Terrence LeRay and musician and songwriter Vince Clarke, who played with groups like Depeche Mode, Yazoo, the Assembly and Erasure. 

Amenities in the building, which was built in 1916 and later converted to condos, include a 24-hour attended lobby, rooftop cabanas and recently renovated gym.

The second most expensive home to enter contract was Unit 41A at 11 Hoyt Street in Downtown Brooklyn, with an asking price of $3.5 million. The 2,000-square-foot condo has four bedrooms and three bathrooms. 

Amenities in the building include a fitness center, screening room and full-time door attendant. 

Since developer Tishman Speyer launched sales at the building in 2018, units at the 57-story tower have regularly topped weekly contract reports in the borough. In April, a 2,600-square-foot penthouse at the building crowned the luxury market when it entered contract with a last asking price of $6.1 million.

Corcoran Sunshine heads sales at 11 Hoyt Street. 

Of the 12 contracts, six were for condos, two were for co-ops and four were for townhouses. The average asking price for the homes was $2.7 million with an average price per square foot of $1,403. The typical home received a 3 percent discount from the asking price and spent 166 days on the market.
